ADA COUNTY

MEDIAN SALES PRICE —

  • The slight increase in median sales price observed in November was driven by resale homes 21-50 years old. Areas where sales of homes 21-50 years old declined (Kuna and Meridian) saw the largest price increases for this home-type this month.
  • Kuna offers the most affordable new homes in Ada. For the past 6 months, new homes in Kuna have had the lowest median sales price, with Meridian ranking second.

HOMES SOLD —

  • In November, only 32 new homes were sold in Star. This is the lowest number of homes sold monthly in Star so far this year.
  • Kuna, Meridian, and Star all saw decreased new home sales in November while Boise and Eagle maintained similar volume to last month.
  • The decrease in resale home sales was driven by declines observed in Meridian and Kuna.

PENDING SALES —

  • Across all age bands, resale homes that are currently pending sale have already experienced a price cut from the original price associated with the listing on average, most significant for resale homes 1-10 years old.
  • 36% of homes pending sale are located in Meridian, this is over 100 more homes than the next closest city (Boise).
  • Around 52% of homes currently pending sale are currently set to close by the end of 2025.

INVENTORY —

  • New homes account for 54% of inventory and average $788K, more than $100K higher than the average price of new homes sold in November. In most cases, these homes have already seen modest price cuts, averaging around $10K.
  • Madrone Heights, a subdivision in Kuna, currently has 50 homes in inventory all priced over $100K less than the median price a new home sold for in November.

DAYS ON MARKET —

  • Resale homes sold in Boise continue to have the lowest days on market in Ada but the average days on market for these homes has increased every month since June.
  • In November, the average days on market was higher for single family homes than any other month this year.
  • Middle-aged resale homes in Meridian saw the largest change in average days on market in November, increasing by 12 days on average from October.

CANYON COUNTY

MEDIAN SALES PRICE —
  • When looking at the age of the homes sold, the median sales price increased for newer resale homes (<1-5 years) by 24.6%. This group of homes had the highest median sales price by $100,000.
  • The median sales price of single family homes in Caldwell increased by almost 7%, bringing the median price slightly higher than Nampa.

HOMES SOLD —

  • Sales decreased across the county by 25.1%, a bigger drop than was seen October to November in 2024.
  • Sales declined most sharply in Caldwell (31%) and Middleton (34%). Nampa experienced the smallest drop in sales volume, down just 11%.
  • New homes and those 6–10 years old saw the smallest sales declines, while homes 51+ years old experienced the largest decreases.

PENDING SALES —

  • Despite the drop in sales volume, the number of pending sales is similar to October.
  • The median price of pending sales is $452,490, slightly higher than the median price of homes sold in November.
  • Over half of the pending sales (62%) are for new homes and the average price of these homes is $566,450.
  • About half of the pending sales (49%) are in Nampa and nearly a third (32%) are in Caldwell.

INVENTORY —

  • In addition to a dip in sales volume, there was also a dip in inventory.
  • About 30% of homes on the market were added in November, the rest of the homes were on the market for an average of 108 days.
  • 88 homes on the market (8%) have decreased their price by $50,000 or more. These homes have been on the market for an average of 174 days.

DAYS ON MARKET —

  • Average days on market rose nearly 8 days in November to 58 days, but followed an 7-day drop in October.
  • Newer resale homes (1–5 years old) and the oldest homes (81+) sold the fastest, averaging 29 and 27 days.
  • Nampa saw the largest month-over-month increase in days on market, rising from 47 to 62 days.
  • In Caldwell, average days on market remained steady from October to November despite higher median prices.

Classic One-Bowl Chocolate Peppermint Bark Brownies

  • 12 Tbsp. butter, unsalted
  • 1 1/4 cups chocolate chips, divided
  • 3/4 cup cocoa powder
  • 1/2 tsp. salt
  • 3/4 cup sugar
