- There is a significant discrepancy between the days on market (DOM) and cumulative days on market (CDOM) for younger resale homes sold in Meridian and Eagle this month. DOM averages the number of days properties have been actively marketed from the time they are listed until they go under contract. CDOM provides a broader view by continuing to count days if the property is taken off the market as long as it is relisted within 90 days.

- The average DOM for houses sold in Canyon County increased slightly to 63 days in January. This is two weeks longer than the average DOM in Canyon County for all of 2025 (49 days). In January, a home in the 11-20 month age group sold that had been on the market for a year and a half which did slightly skew the average by two days.
- Homes in Caldwell in January tended to be on the market on average longer than in the other cities in Canyon.
"While sales dipped in January, pricing in Canyon County has remained remarkably steady over the past year. New construction continues to play a significant role, particularly in Nampa and Caldwell, even as buyers take a little more time to make decisions. This kind of steady but shifting market is exactly where experienced guidance adds real value." ~Susan Weaver, Boise Regional REALTORS® 2025 President
