ADA COUNTY
MEDIAN SALES PRICE —
- While overall sales prices remained relatively flat in April, the gap between original list price and final sold price narrowed from about $13K in March to $8K in April.
- The median sales price of newer resale homes (under 20 years old)) sold in Boise increased slightly this month which may be the reason for a slight increase in Ada County overall in April.
HOMES SOLD —
- Resale home sales increased across all age bands in April compared to March, with the strongest growth occurring among the newest and oldest resale homes.
- There was a substantial increase in the number of homes sold in Boise this month (+32% over numbers seen in March). The average age of a home sold in Boise was 41 years old, this is 5 years older on average than the age of homes sold in Boise in March.
PENDING SALES —
- This is the fourth month in a row that pending sales have increased in Ada County. The number of homes currently pending sale is at its highest point since April 2022.
- Only 52% of homes currently pending sale are set to close in May, and additional 18% are set to close in June. 71% of homes set to close in May are located in Boise and Meridian, compared to 67% of homes sold in April.
INVENTORY —
- Nearly half of all inventory was added within the last month, with Boise making up a larger share of these newer listings. If trends continue, many of these recently added Boise homes could sell in May.
- 30% of homes in overall inventory are new homes that have been on the market for over 30 days. Over half (54%) of these homes are located in Eagle or Meridian and have been on the market over 100 days.
DAYS ON MARKET —
- Resale homes aged 31-80 years old continue to have the lowest average days on market of any other age bracket in Ada. These homes sold after 21 days on average in March and 17 days on average in April.
- Average days on market dropped from 31 days to 26 days for homes sold in Boise from March to April. This is the same location that saw a significant increase in sales volume in April.
CANYON COUNTY
- Median sales price, $429,945, remained similar this month. The median price has ranged from $420,000-$440,000 for all of 2026.
- The median sales price of homes in Middleton increased by almost $100,000. This increase also came with an increase of the number of homes sold in Middleton.
- Homes aged 31-50 saw their median sales price rise 35% to $459,500 in April following a decline in March.
HOMES SOLD —
- 508 homes sold in April, this is the most homes to sell in Canyon County since before 2025. This was somewhat anticipated at the end of March because of the high number of pending sales.
- The number of homes sold aged 1-5 years more than doubled in April (from 26 to 68) and accounted for 13% of the homes sold in April.
PENDING SALES —
- 457 (53%) of the pending home sales are set to close in May which will likely lead to another monthly increase in the number of sales.
- Pending sales were on the market for an average of 34 days. Homes in Caldwell tended to be on the market for less time on average (25 days).
- Homes in Star and Wilder seem to be selling faster on average. In Star, most homes selling are new.
INVENTORY —
- Inventory increased slightly in April. This came after an increase in March. The median price of these homes stayed the same.
- About half of homes on the market are new homes. 44% of these homes are in Nampa, while 28% are in Caldwell, and 23% are in Middleton.
- 70% of homes on inventory in Middleton are classified as new.
DAYS ON MARKET —
- Every age of home experienced a decrease in average days on market except for homes aged 51 or older. These older homes increased about an average of a week.
- The average DOM of newer resale homes decreased by almost four weeks (26 days) in March, homes 6-10 years old were also on the market for about 3 weeks (23 days) less on average compared to February.
